Galway Daily news Plans approved for 111 homes in Claregalway

Planning permission is being sought for a residential development of 111 houses and apartments in Claregalway.

K King Construction Limited has submitted a Strategic Housing Development Application to An Bord Pleanála for 73 houses and 38 apartments, along with a creche.

The houses would be a mix of terraced, semi-detached, and detached units ranging from two to four bedrooms.

The apartments will be split between two blocks, which will be three and four storeys in height respectively, totaling 14 one-bedroom units and 24 two-bedroom units.

The 5ha site, approximately 3.2ha of which the application says is developable, is located next to the Cuirt na hAbhann estate and Claregalway Community Centre to the west, with Coláiste Bhaile Chláir 400m to the south.

Two buildings, along with sheds and outbuildings, currently on the site will be demolished, and a new access point will be created onto the Lakeview Road.

The developer also intends to carry out upgrade works on the Lakeview road, as well as create pedestrian and cycling access to Cuirt na hAbhann.

The plans also include landscaped public open space centred on the north-west side of the development facing Cuirt na hAbhann.

This new estate would be served by 191 car parking spaces in total; 10 for the creche and 181 for residential use.

A Statement of Material Contravention submitted with the application in relation to exceeding the population allocation for Claregalway under the County Development Plan 2015 – 2021.

This also discusses the housing density on the site of 34 units per hectare, stating that there are “conflicting objectives” between the 5-15 units ha guidelines for this area categorised as “urban periphery”, and the requirement for sustainable communities.

Three other planning applications for smaller scale residential developments have been made for this site in the past by DWK Ltd, one of which was withdrawn and two of which were rejected by An Bord Pleanála and the county council respectively.

An Bord Pleanála is due to make a decision on this Strategic Housing Development Application by April 13 of 2022.
